Landlord safety inspections

The good news is that accidents involving gas can be easily prevented. This is where your duty as a landlord comes in. As the owner of the property, the landlord is responsible for making sure that tenants are safe in their home when it comes to gas appliances. Not only does this duty stop anyone from getting hurt, but it is also a legal obligation required by law under the Gas Safety (Installation and Use) Regulations 1998. This means you can get into trouble if you don’t follow the rules and nobody wants that.

Annual Gas Safety Checks for Landlords

It is the responsibility of the landlord to have annual gas safety checks carried out on the property, which should be arranged on behalf of the tenants. This involves examining all of the gas appliances that were provided with the property, as well as your gas meter and pipework. The appliances can include boilers, cookers, fires and heaters; anything that uses gas.

All gas safety checks will be carried out by a Gas Safe Registered engineer. They will check over all of your appliances, including the fittings and carrying out pressure tests. The vents and flues will be examined to make sure there is proper ventilation and if they find any signs of unsafe appliances in the property, this will be further investigated. Normally, gas safety checks last around one hour.

After the gas safety check is completed, you will be provided with a Gas Safety Certificate, which will be valid for 12 months. It is important to keep a copy of the inspection report and certificate for at least two years after the service date. In addition, a copy should be provided to the tenant, so they know that all relevant checks have been carried out. This should be done within 28 days of the date the service was completed. If new tenants are going to be moving in, it is recommended that a gas safety check be carried out even if it is within 12 months and to give them the new Gas Safety Certificate when they move in.

These records are sometimes referred to as a CP12 certificate; this was short for its real name, CORGI Proforma 12. However, since CORGI is no longer the main regulatory body in the UK, having been replaced by Gas Safe, it is now called a Gas Safety Certificate.
